Real estate is personal. Victoria Beliso approaches it that way — with direct communication, experienced guidance and the belief that every client deserves to feel like the only client in the room.
A true Los Angeles native, Victoria has spent her life in Southern California and has lived in communities including San Gabriel, Toluca Lake and Valencia. That lived experience gives her more than a map-level understanding of the areas she serves. She knows how different neighborhoods feel, how lifestyles change from valley to valley, and why the right home is about far more than square footage alone.
Victoria has worked full-time in real estate since 2008. Her goal is straightforward: help clients use real estate to build lasting wealth and make smart moves — whether they are buying a first home, moving into a larger property, downsizing, selling a longtime residence or building an investment portfolio.
Long before real estate, Victoria's story was already distinctly Los Angeles. She grew up around the entertainment world, spent time dancing down Main Street U.S.A. as a Disney Mouseketeer, competed internationally in baton twirling, and earned national and world championship titles.
Those early years demanded preparation, discipline and the ability to perform when the pressure was on. Today, those same qualities show up in a different arena: preparing a home for market, negotiating an offer, keeping a transaction moving and helping clients stay focused when important decisions need to be made.
Her career has grown largely through repeat clients and referrals — relationships built not from handing people off, but from being personally involved from the first conversation through the closing table and beyond.
Good representation is more than opening doors. It is preparation, strategy, communication and having someone at the table whose job is to protect your interests.

Price matters, but so do terms, timing, contingencies and leverage. Victoria approaches each transaction with an eye toward the complete deal — not simply the headline number.
A home can be both a place to live and a major financial asset. Victoria helps clients consider today's needs without losing sight of tomorrow's value.
Through The Collective, Victoria combines personal boutique service with contemporary presentation and marketing designed to help listings compete for attention.
Victoria works throughout greater Los Angeles, including the Santa Clarita Valley, San Fernando Valley and San Gabriel Valley. For Five Knolls buyers and sellers, that broader perspective can be especially valuable when comparing communities, evaluating a move into Santa Clarita or deciding where a Five Knolls home fits within the larger Southern California market.
Five Knolls includes seven distinct neighborhoods, a mix of gated and non-gated settings, an active-adult community, different original builders, varied floor plans and property-specific HOA or special-tax considerations. When you're comparing homes here, knowing what to ask can matter as much as knowing what is currently listed.
Victoria can help you compare the neighborhoods, investigate a home's original floor plan, review the practical differences between properties and structure an offer around the realities of the current Five Knolls market.
Whether you have a specific Five Knolls property in mind or you're just beginning to compare neighborhoods, start with a conversation.
