Five Knolls Neighborhoods
Seven Distinct Places to Call Home • Santa Clarita, California
Neighborhoods, One Community
Five Knolls is not a single tract of identical homes. The community is made up of seven neighborhoods developed by several well-known homebuilders, giving buyers a surprisingly broad mix of sizes, architectural styles and settings within one master-planned community.
Brighton, Everett, Highglen and Monterra form the gated area commonly known as The Heights. Grayson and Haywood occupy the lower, non-gated portion near The Club at Five Knolls. Galloway is a separate gated 55+ neighborhood with its own private recreation amenities.
That variety matters when shopping Five Knolls real estate. A buyer looking for a smaller detached home near the main recreation center may focus on Haywood or Grayson, while someone wanting significantly more square footage may be drawn to Brighton, Monterra or Highglen.

Brighton at Five Knolls
A gated collection in The Heights with large two-story detached homes originally built by Brookfield Residential.
Brighton is one of the larger-home neighborhoods within Five Knolls. Original plans generally fell in the low-to-mid 3,000-square-foot range, with four- and five-bedroom configurations common and some larger bedroom counts available depending on plan and options.
Features associated with Brighton homes include lofts, downstairs bedroom options, covered front porches, upstairs laundry rooms and multi-car garages. Some homes include balconies or decks, while the elevated gated setting can provide a different feel from the lower portion of Five Knolls.
Everett at Five Knolls
A gated Meritage Homes neighborhood in The Heights known for open plans, modern efficiency features and view opportunities.
Everett sits in the gated upper section of Five Knolls and occupies a useful middle ground between the community's smaller neighborhoods and its very largest luxury-scale homes. Many original layouts included three bedrooms plus a sizable loft, while larger configurations can be found as well.
Meritage marketed Everett around energy-efficient construction and open living spaces. Because of its hillside position, certain properties can capture attractive neighborhood, canyon or sunset views, although the outlook varies significantly from lot to lot.
Highglen at Five Knolls
Among the largest homes in Five Knolls, Highglen occupies a gated setting at the top of The Heights.
Highglen is the neighborhood to watch when square footage is a priority. Historic builder materials described two-story detached plans approaching or exceeding 4,000 square feet, with configurations offering up to six bedrooms and generous living spaces.
Depending on the plan, Highglen homes may include multiple gathering areas, lofts, dens, large primary suites and substantial garage space. The gated upper location also makes Highglen appealing to buyers who want a larger residence within the broader Five Knolls amenity package.
Monterra at Five Knolls
A gated Christopher Homes collection emphasizing expansive interiors, California Rooms and flexible entertaining space.
Monterra is another of Five Knolls' larger-home choices. Original builder descriptions emphasized great rooms, formal dining areas, bonus rooms and California Rooms designed to extend living and entertaining space outdoors.
Historic configurations ranged into very large bedroom and bath counts, so resale inventory can vary considerably. For buyers who want a spacious floor plan but prefer something distinct from Brookfield's Brighton or Highglen collections, Monterra deserves a close look.
Grayson & Haywood
These two non-gated neighborhoods sit in the lower portion of Five Knolls, placing residents close to The Club, community recreation and Golden Valley Park.
Grayson at Five Knolls
A non-gated TRI Pointe Homes neighborhood with courtyard-oriented planning and more moderate square footage than The Heights.
Grayson offers detached two-story homes in a size range that can be easier to manage than the largest collections uphill. Original plans featured architectural influences such as Spanish Colonial, Monterey, Tuscan and Italian styles, with private outdoor space incorporated into the neighborhood's courtyard-oriented design.
Four-bedroom layouts are common in resale descriptions, often with a downstairs bedroom and bath plus a spacious primary suite upstairs. Its location also puts Grayson convenient to The Club and the public recreation options near the base of Five Knolls.
Haywood at Five Knolls
A non-gated KB Home collection featuring some of Five Knolls' more compact detached-home floor plans.
Haywood is often a natural starting point for buyers who want a newer detached home in Five Knolls without moving into a 3,500- or 4,000-square-foot residence. KB Home originally planned 115 homes here with several flexible layouts and an emphasis on indoor-outdoor living.
The original homes were marketed with ENERGY STAR efficiency and water-saving features, though equipment and upgrades in any resale property should be verified individually. Haywood's lower-community location also makes The Club, trails and nearby Golden Valley Park especially convenient.
Galloway 55+ at Five Knolls
A separate gated Lennar active-adult neighborhood designed for residents age 55 and older, with its own private recreation center.
Galloway differs substantially from the other Six Five Knolls neighborhoods. It was planned specifically for active adults age 55 and older and is separately gated on the south side of Golden Valley Road. Residents have access to Galloway's own clubhouse, fitness space, pool, spa and outdoor gathering areas.
Original Lennar plans included both single-story and two-story choices, with primary living spaces and the primary bedroom placed downstairs in many of the two-story designs. Depending on the plan, buyers may encounter lofts, dens, bonus rooms, decks or California Rooms.
Age qualification, occupancy rules, HOA obligations and property-specific taxes should be verified from current governing documents and disclosures before purchase.
